Phase I, II, III & IV – New Construction Inspections

Recommended Timing: Within 2 days after concrete is poured


To ensure quality and identify any early-stage construction issues, the Phase I inspection should be scheduled within 48 hours of the foundation pour. This allows our inspectors to verify visible components such as:

  • Post-tension cable placement
  • Anchor bolts and slab integrity
  • Foundation layout and visible issues
     

📅 Timely scheduling is critical to avoid delays or missed opportunities to catch potential defects early.

Recommended Timing: After rough-ins are complete, but before drywall installation


The Phase II inspection is performed once framing, electrical, plumbing, and HVAC ductwork rough-ins are complete. This inspection ensures that the structural and mechanical systems have been installed properly before being covered by drywall, providing a critical opportunity to identify defects or oversights.


Common items reviewed during Phase II:

  • Framing layout and load transfer points
  • Electrical wiring, panel placement, outlet spacing
  • Plumbing lines and drain/vent configurations
  • HVAC duct routing and air returns
  • Roof decking, flashing, and window installation
  • Fire blocking and insulation prep (if installed)
     

📅 This inspection must be scheduled before the builder begins drywall installation to allow full visibility of the wall cavities and components.

Phase III – Final Inspection

The Phase III inspection is the final check of the home before closing. It is designed to evaluate all visible components and systems for proper installation, function, and safety.


Use this report as a walk-through guide with your builder to ensure any deficiencies are corrected before move-in or closing.


This inspection includes:

  • Full structural and mechanical system review
  • Roof, exterior, and foundation evaluation
  • Electrical, plumbing, and HVAC operation checks
  • Interior finishes, doors, windows, appliances, and more
  • Function testing of fixtures and components
  • Verification of builder-installed repairs (if applicable)
     

📋 Tip: Bring the inspection report with you to your final builder walk-through to ensure any necessary repairs have been addressed.

Most builders offer a one-year warranty on new homes. The 11th Month Warranty Inspection—also known as Phase IV—is your last opportunity to document defects or concerns while the builder is still responsible for repairs.

  • Identifies construction defects or material failures that have developed
  • Documents settling issues, roof problems, grading, or drainage concerns
  • Gives you a professional report to present to the builder before your warranty expires
     

Inspection includes:

  • Full home inspection of major systems and components
  • Interior and exterior finishes
  • Attic, roof, structure, mechanical systems, and drainage
  • Thermal imaging and moisture evaluation (if included)
