➕ What Is an Inspection Add-On?

Add-On Services for a More Complete Home Inspection

At Priority Inspection Services, an add-on is an optional service that can be scheduled in addition to your standard home inspection. Add-ons help you gain deeper insights into specific systems or components of the property that may not be fully covered in a general inspection.

These services are often recommended based on the type of property, age of the home, or loan requirements—and they are especially valuable for buyers who want a more complete understanding of their investment.

Examples of Home Inspection Add-Ons:

  • Termite (WDI) Inspection – Required for most VA and FHA loans
  • Mold Testing & Air Sampling – Evaluates potential indoor air quality and health risks
  • Sewer Camera/Video Inspection – Video inspection of main drain lines to detect damage or blockages
  • Septic System Inspection – Visual and functional evaluation of on-site wastewater systems
  • Water Well Testing – Ensures safe, drinkable water in homes with private wells
  • Thermal Imaging – Uses infrared technology to detect hidden moisture, heat loss, or electrical issues

Why Choose Add-Ons?

  • Identify hidden issues before closing
  • Meet loan and insurance requirements
  • Reduce the risk of unexpected repair costs
  • Gain peace of mind with detailed system-specific evaluations
  • Get the most value from your inspection

📅 Ready to schedule? Add-ons can be easily selected when you book your inspection online or by calling our office at (210) 625-5412.

Ensure Your Lawn Irrigation System Is Working as Intended

Sprinkler System Inspections in San Antonio, TX

A properly functioning sprinkler (irrigation) system is essential for maintaining healthy landscaping and avoiding water waste or property damage. At Priority Inspection Services, we offer sprinkler system inspections as an optional add-on to your home inspection. Whether you're buying a home or preparing to sell, we’ll help you verify that the system is performing safely and efficiently.

What We Inspect:

During a sprinkler system inspection, our team checks the accessible and visible components of the irrigation system, including:

  •  Controller functionality and settings
  •  Visible piping and connections
  •  Backflow prevention device (visual only)
  •  Sprinkler heads (coverage, function, and damage)
  •  Operation of each zone or station
  •  Signs of leaks, pooling, or overspray

Please note: This is a non-invasive, visual inspection intended to determine basic operation and potential concerns. It does not include digging or pressure testing.

Thermal Imaging Inspection (Non-Exhaustive)

Detect Hidden Issues Behind Walls, Ceilings, and More

At Priority Inspection Services, we offer non-exhaustive thermal imaging as an optional service to enhance your home inspection. Using advanced infrared technology, we can detect temperature anomalies that may indicate hidden problems not visible during a standard visual inspection.

This is a non-invasive, non-exhaustive evaluation, meaning we scan select, accessible areas of the property to identify potential concerns—without physically opening walls or systems.

What We May Identify with Thermal Imaging:

  • Moisture intrusion behind walls, ceilings, and around windows
  • Missing or improperly installed insulation
  • Overheating electrical breakers or wiring
  • HVAC duct leaks and airflow irregularities
  • Roof leaks (under the right conditions)
  • Air leakage around windows, doors, or penetrations

Important Note:

This is a limited, non-exhaustive screening and is not a full thermal survey of the property. Only readily accessible and visually safe areas are scanned, and further evaluation may be recommended based on findings.

Why Add Thermal Imaging to Your Inspection?

  • Gain insight into hidden issues before they become major repairs
  • Help detect problems early, especially with moisture and insulation
  • Great for buyers of older homes or energy-conscious homeowners
  • Adds valuable documentation to your inspection report

Safety, Functionality & Peace of Mind for Buyers and Owners

A swimming pool or spa can be a great asset to your property—but it can also come with hidden safety or maintenance concerns. At Priority Inspection Services, we offer pool and spa inspections as an optional add-on to your home inspection. Our goal is to help you understand the current condition of these systems and identify any visible safety or operational issues.

What We Inspect:

Our pool and spa inspections are visual, non-invasive assessments that focus on the accessible and operable components, including:

✅ Pool & Spa Inspection Checklist:

  • Pool surface (plaster, vinyl, concrete, etc.)
  • Coping, decking, and tile condition
  • Pool structure (cracks, movement, settlement)
  • Circulation system (visible piping, pump, filter)
  • Heater (if present)
  • Skimmers and returns
  • Lights and electrical bonding (visual)
  • Pool/spa access and safety barriers
  • Spa overflow and control valves (if applicable)
  • Time clocks, automation systems (basic operation)

Please note: This is a non-exhaustive, operational check and does not include pressure testing, chemical analysis, or disassembly of equipment.

Why Schedule a Pool or Spa Inspection?

  • Identify potential leaks or equipment failure
  • Ensure safe operation of electrical and circulation systems
  • Evaluate surface wear, cracks, or structural movement
  • Determine if the system is functioning as intended
  • Make informed decisions before purchasing or selling a home

HUD Compliance Certifications for Manufactured Homes

Permanent Foundations, Tie-Downs & Structural Modifications Evaluated by Professionals

At Priority Inspection Services, we provide HUD-compliant inspections and certifications for manufactured and mobile homes. These inspections are often required for FHA, VA, or USDA loans to ensure the home is permanently secured and structurally safe.

What We Evaluate:

Type 1 – Permanent Foundation Certification

HUD requires manufactured homes to be permanently affixed to a foundation. We inspect and certify the following:

✅ Permanent foundation system (per HUD Handbook 4930.3G)

✅ Support piers and load transfer systems

✅ Tie-down anchoring system to resist wind and seismic loads

✅ Grading and drainage to prevent standing water or erosion under the home

Type 2 – Additions/Modifications

Additions such as porches, decks, carports, or room extensions must not compromise the structure or load path of the manufactured home. We inspect:

✅ Structural integrity and attachment of modifications

✅ Support systems added to exterior structures

✅ Compliance with HUD's standards for modifications

Type 3 – First Permanent Location Certification

For homes that have never been installed on a permanent site before:

✅ Verifies the home is permanently installed on its first site

✅ Required for certain loan underwriting conditions

✅ Inspected to ensure permanent installation, anchoring, and drainage

When Is a HUD Compliance Certification Required?

  • FHA / VA / USDA loan approval
  • Property appraiser or lender requires it
  • Relocated or newly installed manufactured home
  • Additions/modifications to the original structure
  • Re-installation after storm damage or re-anchoring

Why Choose Priority Inspection Services?

Roof Inspections Using Drones

Safe, Effective Roof Evaluations When Physical Access Is Limited

At Priority Inspection Services, your safety—and ours—is a priority. When a roof is too steep, slippery, fragile, or otherwise unsafe to walk, our certified inspectors use drone technology to complete the evaluation.

Our drones capture high-resolution aerial images and video, allowing us to inspect hard-to-reach areas and provide a clear view of the roof’s condition—without compromising safety.

What We Look for with Drone Inspections:

  • Damaged or missing shingles
  • Exposed underlayment or flashing issues
  • Clogged or misaligned gutters
  • Ponding water or drainage concerns
  • Chimney, skylight, and vent penetration issues
  • General roof wear and aging

Benefits of Using a Drone:

  • Accesses roofs that are otherwise unsafe or inaccessible
  • Provides high-quality documentation in your inspection report
  • Ensures no part of the roof is left uninspected
  • Maintains TREC-compliant evaluation standards using visual methods
  • Helps you make confident decisions—no guesswork

📸 Drone images are included in your digital inspection report, and we’re happy to explain the findings in detail.

📅 Schedule your home inspection today or call us at (210) 625-5412 to learn more about how we use drones to keep inspections safe and complete.
